  • Overhead Tank – 1 Sintex Double Layered 1,500 liters.
  • An underground sump of 6,000 liters shall be provided .The sump will be constructed with concrete block masonry. PCC bed concrete of minimum 100mm thickness shall be provided at the base. The inside of the wall shall be provided with chicken mesh plastering. MS cover plate of dimension 600 mm x 600 mm shall be provided. Water Proofing chemical be applied to mortar for plastering.
  • Staircase Railing will be in MS with simple pattern finished with enamel Paint upto ₹250/rft.
  • Weather proof course shall be provided at terrace with one coat of waterproofing agent of Dr. Fixit brand or equivalent.
  • 2nos 6” rainwater discharge pipes shall be provided. Rain water harvesting will be charged extra.
  • Elevation of the building on all sides shall include basic plastering and external painting with no cladding/ grooves/ cuts/ projections or any other pure aesthetic elements.
  • Parapet wall shall be provided with height of 3’ and 100mm thick. Buttress shall be provided at every 3 m (10’) of length.
  • Sewer line connection to the main drain line is included in the package up to 10 feet from the building.

  • Basic cost considered for cement is ₹350/bag and steel are ₹55,000/MT. The differential cost shall be charged on actuals on agreement signature.
  • The foundation has been assumed as isolated footings in regular 180kN/m^2 of SBC and above and up to a depth of 5 feet.
  • Quantity of steel & cement (as recommended by structural engineer and external consultant) over and above the default quantity usage will be charged extra as per brands chosen and applicable rate on the day of signing of the agreement.

  • Main gate & post is not included in package.
  • Compound wall is not included in package.
  • Puja room door/window/vent/slab if applicable shall be charged additional.
  • For soil conditions requiring specialized foundation design or/and additional depth of excavation over and above 5 feet, additional charge for every foot of increment will be applicable. This is apart from the extra steel & concrete requirement.
  • Transportation of excavated earth is included only Adjacent sides from the construction site. Backfilling shall be done using excavated soil only. Backfilling using burrowed earth shall be charged for material and transportation.
  • In case of rocky terrains, excavation costs shall be charged extra for foundation, sump, soak pit and other excavation items.
  • In case the site level is more than 6" below the road level, additional filling charges will be applicable.
  • For constrained sites where excavated soil cannot be stored and needs to be carted out to make way for construction, soil for refilling shall be charged additional.
  • Plinth protection (SSM) will be charged extra.
  • In case of external staircase, headroom will be charged at par with package built-up area.
  • A Septic tank in blockwork & For RCC septic tank additional Charges shall be applicable.
  • Lofts inside rooms and kitchen will be charged extra.
  • Basement and retailing wall will be extra.
  • For raising finished Floor Level in ground floor beyond 1.5’ from the existing ground level will be extra.
  • Italian/Indian marble/ Granite laying, buffing chamfering, nosing & chemical treatment cost will be extra.
  • Excavation will be charged extra when encountered with water/loose soil/stone.
  • Footings and column provision for additional floor will be charged extra.
  • Slab thickness more than 5” will be charged extra.
  • A service charge of 10% will be applicable for fixing/installing the items provided by the client.
  • The lintels throughout the house other than the door and window opening will be charged extra.
  • Rain water harvesting will be provided as per BBMP norms at nominal cost.
  • Barricading the site during construction in simple shade net is included. Additional charges shall apply for any other kind of barricading
  • Platform for overhead tank is not included in the standard package and shall be charged based on the area and materials selected.
  • Anti-termite treatment is additional and may be provided at an extra charge.
  • Elevations with materials like CNC cutting jalli/ RCC pergolas/ MS pergolas etc will be charged extra.
  • Pile foundation/ SSM/ Eccentric footing/retaining wall will be additional as per structural drawings.
  • Dewatering during excavation/backfilling if required shall be charged as per actuals.
  • Extra Reinforcement will be charged additional unless advised in the drawings.
  • Lift concrete wall will be additionally charged.
  • A specific area to construct labour and material shed needs to be provided within 50’ from the construction site by the client.

  • All designed elements of the structure, elevation, compound wall & main gate has to be part of the final agreement and has to be executed by Jackfruithomz.
  • This is a Specification and not a Contract. This will be converted into a contract once the customer starts off the project with Jackfruithomz.
  • We provide 3 years’ warranty of structural elements in reinforced cement concrete (RCC) from the date of Handover of the Project. For all other civil works, a warranty of 1 Year from the date of handover shall be provided. This warranty in total shall be limited to 1% of the project value and will cover defects that arise from workmanship and shall exclude defects arising due to natural wear and tear, poor maintenance, forces of nature, acts of God, improper usage and any other factor/load/impact for which the structure is not designed. Such warranty shall not cover anything which was not part of the Contract and the scope of work defined therein.
  • Any item, activity or specification not mentioned in the package is additional. The charges will be calculated as RA at the time of agreement or execution.
  • Electricity and water charges during the construction, Plan sanction, BESCOM, BWSSB and all other approval cost will be client’s scope.
  • No reduction or refund will be made if raw materials are downgraded or not taken by the client.
  • The quotation value will change if the customer adds/updates any specification.
  • All plumbing and electrical work will be done as per the drawing given by the Architect.
  • In case of delay in payment by the customer; a monthly interest of 3% (pro-rata) will be charged on the amount that is delayed. Also, 2 days will be added to the final date of delivery for every day of delay in payment.
  • Quote is prepared based on optimal structural designs based on all relevant IS codes for construction. Customized designs may levy an additional fee.
  • The construction will be carried out as per the specifications, dimensions and quantities as mentioned in this quotation. Differential charges will be applicable for any change in specifications, dimensions or quantities as per the actual calculations and rates mutually agreed between and with the written consent of Customer and Jackfruithomz.
  • The MA/Contract is exempt from any lockdown like scenario and any other reason under the purview of force majeure.
  • All payments made at each stage are Non-Refundable. (except token)

  • Fixing & installation charges of appliances purchased from us will be extra and on actuals.

  • Quantity of steel & cement (as recommended by structural engineer and external consultant) over and above the default quantity usage will be charged extra as per brands chosen and applicable rate on the day of signing of the agreement.

  • Main gate & post is not included in package.
  • Compound wall is not included in package.
  • Puja room door/window/vent/slab if applicable shall be charged additional.
  • For soil conditions requiring specialized foundation design or/and additional depth of excavation over and above 5 feet, additional charge for every foot of increment will be applicable. This is apart from the extra steel & concrete requirement.
  • Transportation of excavated earth is included only Adjacent sides from the construction site. Backfilling shall be done using excavated soil only. Backfilling using burrowed earth shall be charged for material and transportation.
  • In case of rocky terrains, excavation costs shall be charged extra for foundation, sump, soak pit and other excavation items.
  • In case the site level is more than 6" below the road level, additional filling charges will be applicable.
  • For constrained sites where excavated soil cannot be stored and needs to be carted out to make way for construction, soil for refilling shall be charged additional.
  • Plinth protection (SSM) will be charged extra.
  • In case of external staircase, headroom will be charged at par with package built-up area.
  • A Septic tank in blockwork & For RCC septic tank additional Charges shall be applicable.
  • Lofts inside rooms and kitchen will be charged extra.
  • Basement and retailing wall will be extra.
  • For raising finished Floor Level in ground floor beyond 1.5’ from the existing ground level will be extra.
  • Italian/Indian marble/ Granite laying, buffing chamfering, nosing & chemical treatment cost will be extra.
  • Excavation will be charged extra when encountered with water/loose soil/stone.
  • Footings and column provision for additional floor will be charged extra.
  • Slab thickness more than 5” will be charged extra.
  • A service charge of 10% will be applicable for fixing/installing the items provided by the client.
  • The lintels throughout the house other than the door and window opening will be charged extra.
  • Rain water harvesting will be provided as per BBMP norms at nominal cost.
  • Barricading the site during construction in simple shade net is included. Additional charges shall apply for any other kind of barricading
  • Platform for overhead tank is not included in the standard package and shall be charged based on the area and materials selected.
  • Anti-termite treatment is additional and may be provided at an extra charge.
  • Elevations with materials like CNC cutting jalli/ RCC pergolas/ MS pergolas etc will be charged extra.
  • Pile foundation/ SSM/ Eccentric footing/retaining wall will be additional as per structural drawings.
  • Dewatering during excavation/backfilling if required shall be charged as per actuals.
  • Extra Reinforcement will be charged additional unless advised in the drawings.
  • Lift concrete wall will be additionally charged.
  • A specific area to construct labour and material shed needs to be provided within 50’ from the construction site by the client.

  • All designed elements of the structure, elevation, compound wall & main gate has to be part of the final agreement and has to be executed by Jackfruithomz.
  • This is a Specification and not a Contract. This will be converted into a contract once the customer starts off the project with Jackfruithomz.
  • We provide 3 years’ warranty of structural elements in reinforced cement concrete (RCC) from the date of Handover of the Project. For all other civil works, a warranty of 1 Year from the date of handover shall be provided. This warranty in total shall be limited to 1% of the project value and will cover defects that arise from workmanship and shall exclude defects arising due to natural wear and tear, poor maintenance, forces of nature, acts of God, improper usage and any other factor/load/impact for which the structure is not designed. Such warranty shall not cover anything which was not part of the Contract and the scope of work defined therein.
  • Any item, activity or specification not mentioned in the package is additional. The charges will be calculated as RA at the time of agreement or execution.
  • Electricity and water charges during the construction, Plan sanction, BESCOM, BWSSB and all other approval cost will be client’s scope.
  • No reduction or refund will be made if raw materials are downgraded or not taken by the client.
  • The quotation value will change if the customer adds/updates any specification.
  • All plumbing and electrical work will be done as per the drawing given by the Architect.
  • In case of delay in payment by the customer; a monthly interest of 3% (pro-rata) will be charged on the amount that is delayed. Also, 2 days will be added to the final date of delivery for every day of delay in payment.
  • Quote is prepared based on optimal structural designs based on all relevant IS codes for construction. Customized designs may levy an additional fee.
  • The construction will be carried out as per the specifications, dimensions and quantities as mentioned in this quotation. Differential charges will be applicable for any change in specifications, dimensions or quantities as per the actual calculations and rates mutually agreed between and with the written consent of Customer and Jackfruithomz.
  • The MA/Contract is exempt from any lockdown like scenario and any other reason under the purview of force majeure.
  • All payments made at each stage are Non-Refundable. (except token)
  • The colours in the images shown in 3D may not match to accuracy in original.
  • Fixing & installation charges of appliances purchased from us will be extra and on actuals.
  • We reserve the right to shoot, take photographs of the work done and showcase the same in various social media/other platform as part of completed project.
  • The Project shall be deemed delivered if complete structures are erected with required fittings and accessories.
  • All legal matters are subject to the courts in Bangalore only.
